NOTICE OF PUBLIC HEARING

&

NOTICE OF INTENTION TO AMEND ZONING ORDINANCE & OFFICIAL ZONING MAP

On Wednesday, December 20, 2017, at 6:30 p.m., the Township’s Board of Supervisors shall hold a Public Hearing at the Municipal Bldg., 31 McCarrell Rd., Hickory, PA., to inform and take public comment re: proposed Zoning Ordinance and Zoning Map Amendments (summarized below). At its regularly scheduled public meeting on Wednesday, December 20, 2017, at 7 p.m., or at a duly noticed public meeting thereafter, the Board of Supervisors will consider and, if appropriate, may enact some or all of said proposed Zoning Ordinance and Map Amendments, titled and summarized as follows:

AN ORDINANCE OF MOUNT PLEASANT TOWNSHIP WASHINGTON COUNTY, PA, AMENDING MISCELLANEOUS PROVISIONS OF ITS ZONING ORDINANCE, AND ZONING MAP, CH. 200 OF THE TOWNSHIP CODE OF ORDINANCES.

Summary of proposed Zoning Ordinance Map amendments: This comprehensive, periodic zoning ordinance update includes new and updated Definitions and accompanying provisions for allowable uses within all Zoning Districts; includes re-naming and reclassifying Zoning Districts, including a new A-1 Agricultural District (with Zoning Map amendment consolidating the current A-1 and R-1 Districts into the new A-1 District); an R-L Suburban Residential (replacing R-2); an R-H Neighborhood Residential (replacing R-3); and an M-U Mixed Use District (replacing R-4), while also retaining the B-1 Highway Commercial and M-1 Light Industrial Districts. The proposed Zoning Map amendment also extends and/or otherwise adjusts portions of the A-1, M-U, B-1, M-1, and of all Zoning District Zoning District Boundaries. The proposed update also creates a new comprehensive Table of Uses to replace currently delineated Authorized Uses; and Tables for Bulk, Area, Setback regulations, etc.; provides Definitions and rules allowing for various Principal, Conditional, and Accessory Uses on certain residentially and agriculturally zoned properties, such as beekeeping, boats/RV storage, farm stands, cafés, markets, etc., tractor sales/service, other farm/agricultural related sales and services businesses, beverage production and sales, contracting business, contractor’s yard, self-storage, craftsman shop, and numerous other occupations and businesses as accessory, principal or conditional uses. Also provides

definitions and rules governing Uses such as temporary Bunk Housing at oil/gas well pad facilities, oil/gas related tank pads, and temporary water storage facilities; medical marijuana grow/processing facilities and dispensaries; provides for landfills in the M-1 District; and other new and updated rules governing numerous other Use categories as set forth in the proposed Table of Uses and amendments; also updates other standard definitions, corrects misc. typos, and provides cross-references to other related Ordinances.

The proposed Ordinance Amendments may be examined during normal business hours at the Township Municipal Bldg.; at the office of this newspaper; and at the Office of the County Council Clerk.
